  FINANCIAL MANAGEMENT

* Generate and issue invoices
* Collect and process payments
* Follow up on delinquent accounts
* Provide legal assistance and court filings,
as needed
* Assist the Board of Directors in developing and executing the annual operating budget
* Provide detailed monthly financial statements
* Maintain accurate financial records
* Invoice, collect, and monitor assessment fee payments
* Manage delinquencies, send late notices, assess additional fees (if applicable), and coordinate legal support when necessary
* Coordinate with vendors, review and pay bills, and maintain comprehensive records
* Prepare for tax filing and audits

ADMINISTRATIVE
MANAGEMENT


* Serve as a liaison between the Board and homeowners
* Act as a liaison between property investors, residents, and state or local agencies for affordable housing inspections
* Conduct rental application screenings and property tours
* Maintain an up-to-date database of homeowner and tenant records
* Assist with the Board of Directors' election process, including creating and tracking ballots
* Monitor and document architectural violations
* Handle all printing and mailing needs, including newsletters and annual meeting notices
* Support association and Board meetings
* Conduct monthly common area inspections and quarterly rental home inspections
* Oversee rental application screenings and property tours

COMMON AREA
MANAGEMENT


* Perform routine maintenance on all systems
*Conduct pre-inspection and make-ready checklists for rental or sale
*Enforce covenants and restrictions
*Provide emergency call services
*Review and recommend projects
*Develop detailed Scope of Work for projects * Ensure vendors submit bids for equal projects
* Issue and review Requests for Proposals from licensed and insured contractors on our preferred vendor list
* Confirm and approve payments
* Review warranties and provide recommendations
* Assist with engineering coordination and document review
* Support the Architectural Review process for homeowner changes, ensuring compliance
* Conduct risk management and assessment * Coordinate with local municipalities for necessary permits
