  FINANCIAL MANAGEMENT

* Generate invoices * Collect and process payments * Follow-up on delinquent accounts * Legal Assistance/ Court filing * Assist board of directors in developing and executing the annual operating budget * Provide monthly financial statements * Maintain financial records *Invoice, collect, and monitor assessment fee payments * Manage delinquencies by sending late notices, assessing additional fees
(if applicable), provide legal assistance,
if necessary * Coordinate with vendors, including reviewing and pay bills, and

* Liaison between the board and homeowners * Liaison between the property investor and resident; along with state or local agencies as it relates to affordable housing inspections

*Conduct rental application screenings and tours  *Maintain up-to-date homeowner/tenant records database * Assist with the board of directors' election, including creating and tracking ballots * Monitor and document architectural violations * Handle all printings and mailings, including newsletters and annual meeting notices * Assist with association and board meetings * Conduct monthly common area and quarterly rental home inspections * Conduct rental application screenings and tours

* Routine maintenance on all systems and * Pre-Inspection and Make Ready checklist for rental or sale * Enforce covenants & restrictions * Emergency call services * Project review and recommendations * Develop a Scope of Work * Ensure vendors are bidding on equal projects * Issue and review Request for Proposal to license and insured contractors from a highly preferred vendor list * Payment confirmation and approval * Warranty review and recommendations * Assist with engineering coordination and review of engineering documents * Assistance with the Architectural Review of homeowner changes for compliance * Risk Management and Assessment  * Coordinate with local municipalities regarding permits for projects
